As of October 1st, 2008 the federal government effectively eliminated most down payment assistance for buyers. Specifically, down payment assistance can no longer be provided by the home seller or new home builder. But there are still a few alternatives for down payment assistance in Charlotte NC. Here are a few resources for Charlotte NC down payment assistance programs that we offer:
House Charlotte Program - The most popular of homeownership down payment assistance programs in Charlotte NC, the House Charlotte Program provides home buying education and financial assistance to prospective homebuyers. On average, buyers can expect to receive financial assistance of $7,500 and in certain cases, as much as $10,000 - $40,000 in grants towards a home purchase.
$100-Down HUD Homes - Special terms and financing apply to the purchase of HUD homes for sale in Charlotte NC including down payments of just $100 under the HUD 100 program.
USDA "No-Down Payment" Program - The USDA Guaranteed Housing Program is one of the last TRUE "Zero-Down" or No Down payment programs available. Popularity and demand for this financing program is at an all-time high. Eligible home communities are located in some of the most desirable suburban areas around Charlotte.
NC Bond Program - The North Carolina Bond program is a similar state-level down payment assistance mortgage bond program to assist first-time homebuyers. Currently, there are three levels of down payment assistance offered: (1) $4,000: (2) $8,000 and (3) $14,900 in down payment assistance.
City of Charlotte Neighborhood Stabilization Program (NSP) - Provides down payment assistance of up to $10,000 plus up to an additional $15,000 towards rehab, repair and remodeling expenses for foreclosure homes located in designated communities around Charlotte.
Good Neighbor Next Door Program - This program provides special incentives for home purchase by Teachers, Police, Fire and Medic personnel of up to $15,000.
Fort Mill (SC) Down Payment Assistance - Down payment assistance up to 8% of home purchase price is provided for qualified homebuyers who purchase in York or Lancaster counties just across the border from Charlotte in South Carolina. Eligible communities include Fort Mill, Tega Cay, Rock Hill in York, and Indian Land in Lancaster county just outside the Ballantyne area in Charlotte.
City of Gastonia Affordable Housing Program - Down payment assistance for first-time buyers purchasing homes within designated areas of Gaston County. Assistance ranges from $5,000 to $10,000. Contact The Pruitt Group for details.
The Heights New Single-family Homes - Build or buy existing inventory homes in this community and qualify for $40,000 or more in down payment and home purchase assistance for these brand new homes in the Grier Heights community.
Belmont Bungalows New Single-family Homes - Build in this community and qualify at least $20,000 or more in home purchase assistance for these brand new homes in the Belmont community of Charlotte.
Matching Savings Program - This is an excellent program for potential buyers who are able to save a small amount towards home purchase down payment. This fund matches each dollar saved at a 4-to-1 ratio. You can quickly save up to $10,000 with a maximum savings investment of just $2,000 of your own funds! This 4 to 1 matching savings program is an excellent way to accumulate funds for down payment.
