Getting Started

• What can you afford?  Before you start looking for a home, you need to have some idea of what you can afford.  As a general guide, you can purchase a home with a value of two to three times your annual household income, depending on your savings and debts.  However, you may be able to take advantage of special loan programs for first time Buyers to purchase a home with a higher value.  I can refer you to a professional and qualified Lender to help you find the perfect loan program for you.

• Make a list of your wants and needs.  Taking an aerial view look at exactly what you need and then comparing it to all of the extras you want will make the decision process go a lot more smoothly and will also keep you on track.
• Choose your community.  Below is information on some of the area's best communities for first time Buyers.  Please let me know if you'd like more information on these or other communities in the University and Lake Norman areas.

First Time Buyer Communities

McIntyre is a master planned community located just off I-77 at Exit 18, minutes from Uptown Charlotte. It is adjacent to the site where the new Northlake Mall is being built. McIntyre provides many amenities to its residents, including a pool, cabana, tot lot and playfield.  Built by Centex-Fox & Jacobs, this beautiful community offers spacious homes starting in the $120's.

Stone Park is located in the University area of Charlotte, North Carolina and offers 6 different floorplans to choose from.  With many amenities and spacious floorplans, this community is great for singles and small families.  Spacious 3 and 4 bedroom homes are available to prospective residents starting in the $130's.

Farmington Ridge is located in the University area, one of Charlotte's fastest-growing and most active areas. This quiet neighborhood is just minutes away from the city's largest university, the University of North Carolina at Charlotte, as well as uptown Charlotte and the beautiful Lake Norman area.  These homes range from the 130's to the 160's and are 1300-2500 sq.ft. Monteith Place is located in the heart of Huntersville and offers quiet living, yet is minutes to I-77 and the new I-485. Choose your home from one of 8 floorplans. The community is withing walking distance to Huntersville Aquatic and Fitness Center and minutes away from uptown Charlotte.  Homes in Monteith Place start in the $140's.

Davis Ridge is located in the University area and offers easy access to all the amenities you could ever want. Just a short drive to University Research Park, area restaurants, golf courses, shopping at Concord Mills, one of the largest outlet shopping malls in the area and the proposed Northwest regional mall. Davis Ridge backs up to the Davis Lake community, where residents can also enjoy membership to the beautiful Davis Lake Swim and Tennis Club.
