Winter is the Best Time to Sell Your Home in Charlotte

va loan info - charlotte real estate listingsIf the idea of selling your home in the Fall and Winter months makes you nervous, don’t fret.  These months don’t have to halt your plans for selling your home.  If you have been considering jumping into this hot sellers’ real estate market in Charlotte but figuring to wait until Spring….don’t!  Winter, as well as the Fall is ideal for selling Charlotte NC home.  The popular belief is that the Winter months are the slow months for selling a home. This is absolutely not true!  People see homes being bought and sold during the Spring and early Summer months, but these homes actually go under contract during the Winter months of December, January, and February and close in the Spring!  What the market sees in Spring is the result of activity during these cold weather months.  That’s why market-savvy sellers list their homes during this time of year to get ahead of the competition.

If you want to sell for more than your asking price, listing at this time of the year provides a better chance with less seller competition than during the traditional Spring and Summer months when there is more competition from other home sellers.  If the goal is to sell quickly, this is historically the best time to list your home.  If your goal is to command top dollar for your home, you will want to evaluate all options.  There are some options that promote instant offers and convenience, but at what cost?  You will need to decide on the value of convenience and whether it’s worth it.  In any case, all of these factors should encourage Charlotte area sellers interested in selling Charlotte NC home to get into the game sooner rather than later to beat increased competition for home buyers in Charlotte NC!  Winter is also a prime time to take advantage of affordable home repairs and renovations in preparation for selling.  Vendors and contractors are not as busy during this period as they will be later in the Spring.  Consequently, you are much more likely to strike up bargain products and services during the Winter months.

The opportunities for home buyers are abundant as well due to less competition than during the Spring and Summer months.  Even new homebuilder construction closings often go under contract during the Fall season months and close in the Spring and Summer.  Not to mention that some of the very best deals from new home builders actually occur on November and December contracts as builders offer incentives and price reductions on finished and in-progress inventory to make their year-end sales numbers look good by December 31st.  Many of these homes will close during the first two quarters of the new year.  So there’s lots of brisk home sales activity during the cold-weather months!
