Charlotte, like many other large cities, has a ring of affluent communities around it – but which areas are among the top?
Charlotte’s Most Affluent Areas: Marvin, Weddington and Davidson
According to American City Business Journals, which looks at 12 distinct factors to rank communities according to affluence levels, Marvin, Weddington and Davidson are the three most affluent places in the Charlotte region. First reported in the Charlotte Business Journal, ACBJ looks at communities with populations over 1,000 and at specific ZIP codes to make affluence determinations. Some factors the organization looks at include:
- Home values
- Home sizes
- Resident occupations
- Types of outside income residents bring in
- Education levels of residents
- Income
- Poverty rates
In-town areas, such as Myers Park, Ballantyne and SouthPark are affluent but didn’t make the top 10. The most affluent areas are actually outside city limits.

The ACBJ uses 0 as a baseline for affluence scores across the country – it’s used to represent the average place. The highest affluence score near Charlotte is in Marvin, where the community landed at 241.729 on the index. Other communities’ scores are:
