Which Type Of Foundation Cracks Spell Potential Severe Damage?

When home shopping around Charlotte, it doesn’t hurt to be aware of different cracks we might spot in foundations. Finding potential problems can save you money. For example, if you find many red flags for severe damage, you may choose to just move on to the next home rather than pay for an inspection. Right? Similarly, if you are already in a home, spotting signs of damage can save you money, because you can address the problems early.

Generally speaking, cracks around 1/16″ thick are common and aren’t usually a big deal. Often they don’t present any issues at all.

Cracks at a 45 degree angle, though, can mean real damage is on its way. These cracks, just like stair-step cracks, can be problematic. A professional inspection will let us know how serious of a problem it might be. One single vertical crack is also not something we like to see. This can mean that either the home was built on improper soil or it could mean that an under-slab plumbing fixture is leaking. This can cost a bunch in water bills and can ruin the foundation all together.

You should check to make sure that doors open and close easily. Same with windows. Take a look at the chimney. If there’s damage, that might translate into foundation damage. If counter tops or cabinets pull away from the wall, it could mean someone messed up the installation, but it could also mean the house is settling too progressively or the foundation might be moving upwards.
